Diligent Investments sources buy-to-let opportunities for our clients in high yield – high growth areas and secure attractive purchase prices because we are able to aggregate the total demand.

Our primary concern is yield. For that reason we have tended towards houses in multiple occupation and cheaper properties with a higher coverage. We feel that this is a winning strategy in good times as well as bad. Growth is speculative whereas earnings are measurable.

We can arrange solicitors and mortgage finance (if required) often with minimal deposits through our network of associated mortgage brokers.

Our property comes from a number of different sources; Auction houses, private vendors, distressed vendors and industry contacts. We also deal in portfolio break ups and company sales. The one constant factor about Diligent deals is that they must have a positive cashflow with a purchase price below the market value. Our fees vary depending on the type of deal and for your peace of mind and security we only ask for payment upon completion.

We will arrange visits to the property or alternatively visit the property on your behalf and take extensive photos. We expect clients to be completely confident with the condition and value of the property as well as the financial arrangements for its acquisition.
